The District of Columbia’s Office of Property Management (OPM) is seeking information and qualifications on buildings that meet the following criteria for the Metropolitan Police Department (MPD).

Space Requirement: 65,000 to 75,000 RSF of contiguous space.

Term: 5 years.

Commencement: 1st Quarter 2010 (October 1 - December 31, 2009);

Use: General office use and indoor vehicle storage;

Delineated Area: Prefer within 2 miles of a District fuel station – see list below. Applicant must provide distance from and map delineating location of site in relation to a fueling station;

Parking: Outdoor parking for 70 vehicles, indoor parking for 60;

Rent: State as a flat shell rate over lease term;

Tenant Improvement Allowance: Minimum of $35 SF for build-out and FF&E;

Condition of Space: Describe in detail the condition of the space such as: Shell; Awaiting Tenant Build-Out; New; and/or Some Improvements in Place;

Deadline: EXTENDED to 5pm EDT, July 16, 2009
Candidate sites selected for Best and Final Offer (BAFO) consideration will be required to submit test-fit schematics based upon supplied programming. Test-fit must include interior programming, interior parking, and exterior parking.

Interested and/or authorized individuals with qualifying properties must complete OPM’s Lessor’s Proposed Annual Costs Statement ( DC OPM Form S-101*), Proposal to Lease Space ( DC OPM Form S-102 TIA*), and Conditions for Applying to Solicitation and Offeror's Acknowledgement ( DC OPM Form S-103*).
A successful offeror will be expected to enter into a lease with the District using OPM’s standard lease forms: Award of Lease ( DC OPM Form L-100*), Accepted Proposal to Lease Space ( DC OPM Form L-102 TIA*), Lessor’s Annual Cost Statement ( DC OPM Form L-101*), In Lease Defined Terms ( DC OPM Form L-103*), and In Lease Standard Clauses ( DC OPM Form L-104*).
All proposals should clearly reference Solicitation No. OPM-SFO-IN-2009-1 and be returned to Todd Douglas. All forms are required and should be delivered to:
